As a Shoalhaven-based developer, we wanted to create something that reflects the way this place feels: calm, refined and close to nature. SiiA grew from years of sunrise walks, swims in calm morning water and a deep appreciation of Huskisson’s quiet beauty.
SiiA takes its name from the banksia trees that line the foreshore of Jervis Bay, the hardy, beautiful trees you pass barefoot on the way to the water. A name drawn from the landscape, for a building designed to belong here.

Fourteen two and three-bedroom residences span four levels, each with two bathrooms. Spacious interiors and flush transitions connect indoor and outdoor spaces, while curved balconies echo the surrounding coastline.
Large terraces, integrated storage and carefully selected finishes create uncluttered residences, shaped to welcome natural light and cooling coastal breezes.
East-facing residences enjoy full views across Huskisson Beach, while west-facing residences capture ocean views from selected bedrooms or private terraces.
From morning light to evenings on the terrace, SiiA offers space to unwind, entertain and settle into the unhurried rhythm of Jervis Bay.
Soft curves carry SiiA’s architectural language indoors, from curved walls and shower details to kitchen islands. Taj Mahal Quartzite, timber flooring and walnut joinery create a tactile palette, complemented by Astra Walker tapware in Burnished Bronze.
Inspired by the shoreline, soft whites, sandy tones and natural textures bring continuity throughout each residence. Materials are chosen for their enduring beauty and how they feel to live with, creating interiors that sit comfortably within their coastal setting.

Designed by local architects Edmiston Jones, SiiA responds to Jervis Bay’s distinctive coastal setting. Working closely with the developer family, the design evolved around solar access, natural ventilation, water views, privacy and neighbouring properties.
Residences and outdoor spaces are oriented to connect with the landscape. Curved balconies, coastal-inspired screening and a wave-like entry structure draw on the forms of the surrounding shoreline.
Passive solar principles and cross-flow ventilation welcome natural light and
cooling breezes. All-electric living, rooftop solar, rainwater reuse and EV charging provision support a more resource-conscious approach, complemented by landscaping and integrated planting.
The result is a distinctly local building, designed for enduring comfort and a strong connection to place.

At the heart of Jervis Bay, Huskisson brings together a laid-back coastal village, white sands and clear aqua waters. Spend mornings swimming or exploring bushland trails, watch for dolphins in the bay, then return to the shoreline as evening falls.
Local cafés, restaurants and boutiques are part of the village’s easy appeal. Explore the nearby beaches of Vincentia and Hyams Beach, venture into Booderee National Park or enjoy the simple pleasure of having the village and waterfront close to home.
